Posted 02/24/09:

Updated 5th Addition Building Requirements. Currently, 6 homes with 4 sold and 2 for sale by the builders.


Posted 07/10/08:

6 lots are sold.  3 more are reserved.  4 of the 6 lots are sold to new homeonwers.  Two homes are nearly built with 2 more footings installed.


Posted 03/09/08:

The first house in the 5th Addition is progressing with the exterior nearly done and work progressing on the inside.  The new gated entry along 10th Lane is nearly operational and new rock work around the posts have been added.  The Developer plans to finish up the entry area over the next few weeks to make it look more inviting for the spring and summer open houses.  There are 3 more lot reservations in the works so additional foundations should start soon.


Posted 01/03/08:

With the final plat approval of the 5th Addition on October 30, 2007 lots are now available for sale.  Kathy Moore from Tomlinson Black Real Estate is representing the Developer on the sale of the lots.  She has been in constant contact with the Association Board on details for the build-out of the 5th Addition.  A new sign with contact information and lot map is in process of being installed at the new 10th Lane gated entry.

The 59 lots will now be sold individually versus all at once to one builder.  At this time, the second lot just inside and north of the new entry gate has been sold with a home currently under construction by Stonecrest Homes owner Bruce McKinley.  Several other qualified builders and potential homeowners have been inquiring about requirements and lot prices. 

The Architecture Committee will be reviewing all home plans submitted for appropriate fit in the Shelley Lake development.


Posted 11/27/07:

The 5th Addition received final approval on October 30, 2007 after various conditions were met and funding reserved for pending items.

The lots will now be sold individually versus all at once.  Several builders have been inquiring about building requirements and lot prices.  At this posting, one lot has been sold with additional interest and earnest money on several other lots.

The Architecture Committee will be reviewing all home plans submitted for appropriate fit in the Shelley Lake development.


Posted 09/22/07:

The Developer has submitted a request for 5th Addition Final Plat approval.  The majority of requirements have been meet except for the following:
1. Perimeter fencing: Letter of credit to secure funds for fence to be finished in 2008.
2. Trail and bridge/culvert across Saltese Creek needs to be completed.
3. Agreement on shoreline habitat management plan with Homeowner Assocation, Developer, and City Planning is still pending.

Other items to be secured by a bond are:
1. New 5th Addition vehicle and pedestrian gates along Rotchford.
2. Habitat enhancement funds.
 


Posted 05/04/07:

The 5th Addition street curbs, black top, and most of the storm water drainage has been installed.

The new entry gate area is under construction.

 

Final Plot has NOT been approved yet and therefore home construction cannot begin.

 

There are still several items that need to be finished before lots can be sold.  For example:

1. Perimeter 6 foot fencing.

2. The remaining 6 foot fencing between 4th and 5th Addition.

3. Remainder of the lake trail including the bridge over Saltese Creek.

4. Several other items as listed in the Hearing Examiner's decisions.

City of Spokane Valley issued the following permits:

Street and Drainage (road surface, curbs, road drainage) Feb 16, 2007

Grading permit (a separate permit for grading the roads) March 12, 2007

 

Final Plot has not been approved and therefore home construction cannot begin.

Posted 12/29/06:

A permit has been issued for the large storm water pond located east of the Shelley Lake 5th Addition.  The dirt excavated from the pond will be used to elevate two future lots above the 100 year flood plain elevation of 2027 and provide fill needed to complete the lake trail access from the corner of Shelley Lake Lane and 9th Lane.

Road and drainage plans are in there 5th review cycle and no permits have been issued for this work.  No final plat plans for the future 58 homes have been submitted yet.



Posted 10/30/06:

The Shelley Lake 5th Addition has been issued a rough grading permit.  This permit allows for rough grading of the roads and the installation of sewer and water lines located under the streets.  The permit for the road, curbing, and drainage is currently in its third review and may still take two weeks or more before approval.

Additional permits for different phases of the develpment will be issued when the submitted plans meet code requirements.  However, the final plot plan, and  the issuance of building permits for lots, will not be approved until after all Hearing Examiner requirements are meet
